This property was bought under our sub-division model retaining the existing dwelling on the block and further constructing a 3 bedroom, 2 bathroom single storey dwelling at the rear. Both properties were sold at the completion of the rear dwelling build for a 34% profit. The process from scoping to completion took 24 months.
This property was obtained through our connections in real estate. The property had plans and permits for 3 dwellings already approved by council once the original house was removed. This saves a lot of time and effort for our client and we could start to plan the construction from when the contracts were signed. We also negotiated early access to the property and could then have the house removed the day after settlement and the build process began 1 week after settlement! This process from start to finish was 15 months.
This was another retain and build and second one we did for our client. By keeping the front house they have kept the value in the property and were able to subdivide the backyard to put a 4 bed, 2 bathroom double storey dwelling on the property. Our client has kept both these houses and is renting them out for top dollar and receiving really good cashflow and depreciation. Tenants in the front house stayed on during the whole build process.
This property was also bought under our sub division model but we knocked the existing house down and built 2 properties on the one block sub dividing the land. Both properties are double storey and have 4 bedrooms, 2 bathrooms and 2 living areas. Both these properties have been kept by our clients and are receiving a very high rental for the new dwellings and enjoying some nice cash flow positive property. This process took 27 months.
